The Warfield office building was originally constructed in 1921 in conjunction with the attached Warfield Theater. The buildings have since been separated and are now two separate properties.   The building is located on a dense urban site on Market Street in the Mid-Market neighborhood of San Francisco.   Historically, this neighborhood was the theater district of the city, bright with the lights from many of the nearby theaters. Unfortunately, the neighborhood has fallen into a state of urban blight during the last few decades, inhabited by drug addicts and rampant with criminal activity. Marlin Cove, Inc. is the project owner. Group I is the project developer. Construction Studios is the general contractor. Dan Paris is the architect of record.   

Triple Green served a variety of roles on the Warfield Office Building project including providing all required Commissioning services. Triple Green provided LEED Coaching services and LEED Project Administration support to the owner throughout the LEED for Core and Shell Process. This included reviewing project team documentation to insure it met GBCI’s technical requirements. Our review of the energy model, indoor air quality figures and construction waste management figures supported the projects pursuit of LEED for Core and Shell certification on time and below budget. Triple Green also provided sustainability coaching and training to team members, providing them with skills and knowledge to apply to future projects.
